JLL announced that it has entered into a long-term lease agreement for RegenLab USA on Greene St. , the new lab-ready life sciences assets developed through Thor Equities Group in Jersey City.
RegenLab USA, which manufactures devices for the production of regenerative cell therapy, will relocate from the Brooklyn Army Terminal in New York to occupy 15,792 square feet across the sixth floor of the recently completed property in the second quarter of 2024. The company will use the space for office, research and manufacturing of medical devices and platelet rich plasma products.

Originally built as a production facility for Colgate Palmolive, 95 Greene St. is an eight-story, 350,000-square-foot building remodeled by Thor to meet life sciences companies’ growing demand for traditional spaces in well-located markets.
The assets provide abundant energy resources served through multiple power grids, roof heights of thirteen to 15 feet, secure indoor loading docks, an on-site life-protection generator, and flexible ground plates. Underground parking will be available on-site for 125 vehicles. . Thor worked with SGA Architects to complete the full adaptive reuse project, which included extensive innovations in mechanics, HVAC, vertical ducts, and a new generator on the roof.
JLL Senior General Manager Dan Spero, General Manager Blake Goodman, Senior Vice Presidents John Cahill and Bob Ryan and Executive Vice President Craig Eisenhardt serve as exclusive agents for Greene St. and represented Thor Equities Group and RegenLab in lease negotiations.
RegenLab is the latest tenant to relocate from New York City to 95 Greene St. in the past 18 months. To date, the JLL team has arranged approximately 75,000 square feet of new leases with tenants including Jersey City Medical Center and cellular agriculture company Fork & Good, Inc.
