The Haimov Group announces a $24. 5 million progression in Miami Gardens, after abandoning plans for a $200 million mixed-use project.

Miami Beach-based Haimov, led through Igal and Aaron Haimov, will sell vacant 3. 6-acre assets at 17300 Northwest Seventh Avenue Road, a directory received through The Real Deal.

Miami-based Alpha Commercial’s Jamie Rose Maniscalo and Elina Stolyar market the site on Haimov’s behalf, according to the listing. Haimov did not respond to a voicemail or text message seeking comment.

The site, which once housed an 11-story hospital, is zoned for multifamily, hotel, mixed-use, educational, cultural, commercial, recreational and entertainment uses, the directory says. An assignment with a height of 20 floors and a density of 547 residential or hotel complexes can be developed in the property.

In 2022, Haimov paid $11 million for the site and, a year later, demolished the concrete structure of Parkway Medical Center West, which closed more than 20 years ago, records show. Medical construction of 307 beds was completed in 1972.

Since the hospital closed, Miami Gardens has complained that the construction is an eyesore because of the external walls spray-painted by graffiti artists over the years that it has been abandoned.

Haimov had planned to remodel the site with a 20-story hotel, a wedding hall and a two- or three-story conference center, the Miami Herald reported last year. “As we speak, we are pushing hard,” Haimov told the newspaper at the time. We’re really on the project. “

The progression is near Hard Rock Stadium, which is owned by billionaire developer Steve Ross and is home to his NFL franchise, the Miami Dolphins. Other notable commercial owners of Miami Gardens are Rich Wilkerson Jr. and Dawn Cheré Wilkerson, pastors of You. Church.

In January, the Wilkersons’ church paid $12 million for Trinity Church, a 100,000-square-foot building at 17801 Northwest Second Avenue in Miami Gardens.

Last year, Miami rapper Flo Rida (real name Tramar Dillard) and his owner, Lee “Freezy” Prince, spent $10 million on a shopping mall in Miami Gardens.
