Office Park Near Virginia Center Commons Planned for Many Apartments

As Virginia Center Commons continues to develop into a mixed-use urban-style village, an apartment structure underneath the structure next door is expected to add even more residential density to the site of the former shopping center.

Tennessee-based Bristol Development Group is making plans for a five-story, 279-unit construction at 10551 Telegraph Road, across from VCC and next to Citizens Bank Office Park off Interstate 95.

Bristol, which has developed several apartment complexes around Richmond, is executing the Telegraph Road assignment with asset owners Mohawk Investment Partners I LLC and National Financial Realty-Richmond LLC. The 7-acre allocation site includes Mohawk’s 3-acre parcel at 10551 Telegraph and a portion of National Financial’s Colonial Place Park at 10561 Telegraph Road.

Bristol has a contract to buy the Array, which is located across the street from the Telegraph, the Regal Virginia Center cinema and the Texas Roadhouse restaurant. It’s just south of Henrico Sports.

These projects are VCC’s largest redevelopment in a mixed-use village with many apartments, condominiums and townhomes. Bristol Group’s Telegraph Road Aments are separate from this larger effort, led through Shamin and developer Rebkee Co.

The Bristol organization had proposed and received Henrico’s approval for a four-story construction with 275 units, but revised the plan with a smaller footprint that provides more open area on the property, which sits in the shape-based overlapping community the county established. for the VCC area.

The revised plan was approved in September, 3 months after the county approved the initial plan.

The progression plan shows the construction of 303,000 square feet across from the Telegraph and wrapping around a central courtyard with network services. A dog park, a small park and another backyard are planned alongside the construction, as well as 339 parking spaces.

One- and two-bedroom apartments will range in length from approximately 450 to 1,230 square feet. Rents are yet to be determined, said David Hanchrow, the firm’s chief investment officer.

An application for a structure permit was submitted in March and is under review, according to county documents. Hanchrow said the structure is expected to begin next month and be completed by June 2026. He said an estimate of charges for the assignment is being finalized.

Bristol apartments around Richmond include Tapestry West in Henrico’s Westwood neighborhood, The Canopy at Ginter Park on the north end of town, Artistry at Winterfield in Midlothian, and 2000 West Creek in Goochland.
